Every week, I get asked some version of this question: “Andrew, is now really a good time to buy a home?”

And I get it — the headlines are confusing, interest rates are jumping around, and the news seems to change by the hour. But here’s what I see from the ground level in San Diego.

The San Diego market has always been unique. We’ve had decades of steady demand and limited supply — a combination that’s kept San Diego one of the most resilient housing markets in the country. For years, that meant buyers were constantly competing for a small handful of homes.

Right now, things are different. Across the Southwest and much of the West, we’re seeing more homes on the market than we have in years. That increase in supply means more options and more negotiating power for buyers who are willing to act while others sit on the sidelines.

Interest rates? Yes, they’re volatile — and that uncertainty has scared a lot of would-be buyers into doing nothing. But in real estate, the best opportunities usually come when everyone else is frozen. When the crowd is quiet, that’s often when smart, prepared buyers make their best moves.

I’ve been helping clients in San Diego long enough to know: the best time to buy isn’t when it feels comfortable — it’s when the math and opportunity align. And right now, for the first time in a long while, that’s exactly what we’re seeing.
